How Your Rates Are Levied

Your rates are charges on the unimproved capital value of your property (the land only - this does not include any improvements). The unimproved value of your land is assessed by the Valuer-General every three years.  Any queries in relation to your land valuation should be directed to the Valuer-General, 81 Smith Street, Darwin  Ph: 8982 5700.

Differential Rating
The differential rating system is seen by Council to be fairer and less vulnerable to marked fluctuations. It will also help prevent major increases following the unimproved capital valuations every three years. It has been based on Town Planning Zones under the Planning Act. There are 25 Town Planning Zones and Council has grouped these into 10 categories.

The Minimum residential rate for 2009/10 is $800, an increase of $52 on last year. The minimum commercial rate is $834, an increase of $54.  The differential rates are applied to the assessed unimproved capital value of the land on the following categories.

Other Rates, Levies or Charges

There may be other rates, charges or levies that apply to a particular property. These could include garbage charges or car parking shortfall levy.
